Regional Malls of 800,000 plus square feet
Lifestyle Centers of 400,000 plus square feet
QUALITY:
Class A or B Anchored Enclosed Mall or Anchored Lifestyle Center
LEASING:
85% in-line GLA occupancy. In-line sales equal to or greater than $300 per square foot.
OWNERSHIP:
100% fee simple or in a joint venture format where Glimcher Realty Trust (NYSE: GRT) handles the management and leasing.
MARKETS:
Prefer the top 100 U.S. MSA markets (as defined by population). Will consider smaller national markets depending on the quality of the assets, quality of the rent roll, area demographics and strategic value to the Company.
TENANTS:
Must be anchored retail with a primary mix of national retailers.
DEBT:
Properties will be purchased on an all cash basis, requiring no financing contingency thus insuring a quick closing. We will consider properties with assumable financing.
MANAGEMENT:
Glimcher Realty Trust will manage the property directly.
